“Long Point” Hillgrove is perhaps the most dynamic rural property presented to the market in the New England District in many years.
Graham MacDougall, MacDougall Rural Property

Characteristics

A fully operational beef cattle property in its own right, “Long Point’s” location next to the gorges of the New England “eastern fall” encourages unexpected flora and climatic conditions. The highest point is the trig station, at 999 metres above sea level. Just over the eastern boundary, at about 800 metres, pockets of semi-rainforest complete with orchids thrive in tight gullies, nourished by the warmer moist air of the gorges. On the western side, there are stands of paperbark tree (Melaleuca), and preserved stands of the rare and local Hillgrove Gum (Eucalyptus michaeliana) are found scattered about the property. Other species include Blue Gum, Red Gum, Stringybark, Mudgerabah and Kurrajong.

Access & Operations

Located about 55 kilometres by road south-east of Armidale, 852 hectare (2,106 acres) “Long Point” has a mix of basalt and trap soils. The property has undergone thoughtful development over the past decade or so. Pastures have been resown, paddocks regularly fertilised and water assets improved upon. Most of the fences are less than 10 years old and there are plenty of tracks accessing all parts of the property.

Long Point Road terminates just beyond the property. There is minimal local traffic, and no through traffic.

There are four sets of cattle yards strategically located to simplify stock handling. With the addition of more recent land and pasture development taking shape on the western portion of “Long Point”, there is scope for further increases in productivity. Water is secured by dams (some springfed) and Macarthys Yard Creek. Rainfall at nearby Jeogla Station is recorded as 941mm per annum on average. “Long Point” may be higher due it’s closer proximity to the gorges.

Housing

The century-old 4 bedroom cottage is a solid building, equipped with solar power. There is no land line here, but mobile coverage is at the house and many parts of the property and of course the NBN is available via the Sky Muster service. It is located with easy access to the council-maintained road, and with stunning views that extend across the farmland, gorges and the Macleay Range (Cathedral Rock / Round Mountain) 40 kilometres to the northeast. You can also easily see Point Lookout from the front verandah; a straight line distance of over 46 kilometres. A Colorbond shed is attached to the house, and houses the solar setup.

Scope

“Long Point” currently operates as a fully working farm. With all this diversity, a complementary enterprise that takes advantage of the natural features of the property and its surroundings is begging to be established. Whether it is a stopover for those walking the Oxley Wild Rivers National Park, or a high end eco tourism venture, it is a stunning and private place to be. Where ever you are on “Long Point”, the vista is stunning. The only limitation will be your imagination.
